As an agent for the largest national and domestic underwriters, we have greater flexibility in underwriting policies, because we can select a different underwriter if one has underwriting requirements or costs that are less stringent, or less expensive, respectively. We can also select an underwriter who has already addressed a specific lien or encumbrance which will create efficiency in the transaction. If you go with one underwriter who has not written a policy on that property, they may not be willing or able to insure over a defect that was previously insured over by another underwriter.
